Smoking/Pets/Children: Cranberry Manor is a non-smoking inn. Smoking is permitted on the covered porches and grounds only. Our resident cats "Gretchie and Kelsey" and dog "Scully" do not permit us to accept pets of any kind even though they are not allowed on the B&B side. Our pets are kept in the owners quarters and are not allowed to roam on the B&B side of the house. If you have any allergy concerns please give us a call. We regret we are unable to meet the needs of children under 14 years of age.

Minimum Stay: A 2 night minimum stay is required for most "Fri" or "Sat" night stays and "some" holiday/holiday weekends or special event dates. Sometimes, a Fri or Sat one night stay is available and the room will be made available online or you can call us directly to check on a one night availability. Please note that not all rooms will have a one night option and will still be limited to a 2 night stay for Fri or Sat which will be indicated when booking online whether an additional night is required to book the room. Reservation/Confirmation: Since the majority of our guests prefer the convenience of booking rooms immediately at any hour of the day or night we have provide the convenience of secure real-time online booking/viewing of our rooms that are available. Please book via our webite at www.cranberrymanor.com where you can easily view photos of the rooms and bathrooms. We have added this feature to our web site. Simply click on "Reservations" located on the left of the web page and follow through with making your "real-time" online reservation. You will also receive an email confirmation with information about your reservation. You may also call us to make a reservation if that is what you prefer - personal contact is always an important element of a B&B. We accept calls from 9:30 A.M. until 9:00 P.M. (please, no late night or early morning calls as this is our residence phone).

Deposit/Payment: Reservations require 1 night regular room rate deposit + tax "per" room booked and remaining balance due is paid at time of check-in. "Special Packages", "Murder Mystery" and "Horseback riding" are paid in full at time of booking and are non-refundable and cannot be rescheduled. We accept MasterCard, Visa, Discover, Diners Club, American Express, or Cash. Rates quoted are based on double occupancy per room, per night and include full breakfast each morning. PA state sales tax of 6%, room tax 3%, and gratuity are not included. Rates are subject to change without notice.

Cancellation/Changes**: Please note that the following change/cancellation policies apply only to reservations booked via www.cranberrymanor.com or directly via phone at 570-620-2246. The following change/cancellation policies do not apply to Third Party Booked reservations.

We understand that plans change and you may need to cancel your "existing" reservation and book a "new" reservation date. We cannot be responsible for inclement weather, late arrivals, or early departures. To cancel or change your reservation you must speak with us directly at 570-620-2246 (9:30AM to 9:00PM) to receive a cancellation confirmation #. Voicemails and emails are not acceptable cancellation notices. Reservations cancelled by 6PM 7 days in advance prior to arrival date will be refunded the one night deposit less a $20.00 cancellation fee "per" a room booked. Reservations cancelled less than 7 days in advance will forfeit the one night deposit + taxes "per" a room booked that is cancelled. No shows will be charged a penalty equal to entire stay "per" a room booked + taxes so please call before 9PM on your day of arrival or you will be considered a no show. No refunds or credits for late arrivals or early departures. **Special Events, Large Group Bookings of 4 or more rooms, and Holidays/Holiday weekends require 30 days advance notice to cancel or change a reservation or a one night deposit + taxes per room(s) will be forfeited**

THIRD PARTY BOOKING "Cancellations/Changes": THIRD PARTY BOOKING Cancellation/Change Policies vary. Third Party bookings are any bookings not made at www.cranberrymanor.com or directly via phone with us at 570-620-2246 (9:30AM - 9:00PM 7 Days a week). There are numerous "Third Parties" listing our website. If you choose to book via a "Third Party" please read the cancellation/change policies that apply on all Third Party Booked reservations and note that the change/cancellation charges and time frame to cancel/change your reservation will differ and will apply should you choose to book via a third party. If you have to cancel or change a third party booked reservation you will have to contact the them directly. "Important Package Cancellation Policy" Packages are paid in full upon booking and are non-refundable and cannot be rescheduled.

Additional Charges/Children (14 and Over): We regret we are unable to meet the needs of children under 14 years of age. Guests booking room(s) are responsible for any damages that may occur including but not limited to smoking in the rooms or damages/accidents/late check-out fees that may occur during their stay and will be charged accordingly for any and all damages caused by them or their guests during their stay to the credit card provided for the reservation(s). The "Garden Room", with it's twin size sofa-bed, is the only room which can accommodate 3 people in the B&B. Please make us aware if you intend to have 3 people in the "Garden" room so we can prepare the room ahead of time. Daily charges for more than two people in the "Garden" room is $15.

Check-in/out: Check-in 3PM - 9PM, Check-out time is 11AM or before. Pre-arranged late check-in after 9PM available if needed at no extra charge. We will get a check-in time from you when you make your reservation so if your arrival time changes please give us a call ahead of time and we can make arrangements to get you into the B&B after hours if needed. For pre-arranged early check-ins a fee will apply and fee will not be waived if you arrive later than your pre-scheduled check-in time. Check-outs after 11AM are by pre-arrangement only and extra fee will apply. Checkouts after 11AM will automatically be charged a late checkout fee to the card provided for the reservation.

Breakfast: A full breakfast is included in the price of the room and is served at 9:00 AM Sun - Fri, and at 8:30AM Sat in the dining room. If there are no other guests during your stay, the time can be adjusted to as early as 8AM. Please let us know at time of "booking" if you have any special dietary restrictions, food allergies, vegetarian, or if you don't eat pork and we will take this into consideration when planning our menu. Cranberry Manor does not assume "any" responsibility regarding food allergies. Guests are responsible for monitoring their own food allergies and what they eat during their stay with us.

Please note that gift certificates for a 2 night stay or packages are provided for your convenience. Please note that if the gift certificate is not redeemed in a timely manner the room rates or taxes may have increased from the time of original purchase of the gift certificate to the time of booking which the redeemer will then be notified at that time of booking of any difference which can be paid by the redeemer(s) when they check-in. This also applies to gift certificates being redeemed during Holidays/Holiday weekends and special event weekends which room rates may be more.

Gift Certificates cannot be redeemed for cash or any cash differences.

Third Party issued Gift Certificate/Card Redemptions Third party issued gift cards can only be used towards "regular" room rates not discounted room rates, packages deals, or special add-ons. Please contact us directly when booking so we can confirm that we accept the third party gift card you wish to redeem during your stay.
