Policies

We will do everything possible to make your stay most enjoyable. To ensure you will have a very pleasant experience atOld Barn - Cranberry Manor Bed and Breakfast Cranberry Manor Bed and Breakfast, we have established the following policies such as no smoking inside the B&B, no guest pets, and no children under the age of 14 years old.  If you have any one visiting you at the B&B that is not staying as a registered guest at the B&B you must get prior approval from the innkeeper.  Please take a few minutes to review the below policies, and feel free to contact us if you have any questions.

Room Rates

The room rates include double occupancy and a full breakfast. Rates are quoted per night excluding taxes. We have “5” rooms at the B&B. The maximum number of guests permitted overnight at the B&B is 11. The maximum occupancy per room is 2 adults with the exception of the “Garden” room that can sleep 3 adults with an additional charge of $15 per night for the third person.

Check In/Check Out

Check-in time starts at 3:00PM. We have scheduled check-in times till 9PM. If you will be arriving after 9PM arrangements for a late arrival must be made in advance with the Innkeeper.

We are not responsible for guests that miss their scheduled check-in times and don’t call us before hand to make arrangements for access to the B&B.

Checkout time is at 11:00AM.

Minimum Stays for the Inn

Sunday – Thursday - 1 night stays are available "most" Sunday - Thursday nights.  Some holiday/holiday weekends, special event dates "may" require a 2 night stay.  Please contact us if there seems to be a minimum night stay set for the date you are looking for.

Friday - Saturday - 2 night minimum stay "most" Friday and Saturday nights.  Just call or check online for availability and online booking.  Sometimes we have last minute cancellations.  Please ask about our waitlist if the dates you are looking for are not available.

Same Day Reservations - If you are looking for same day arrival you must call to make a reservation. You can call for same day reservations between the hours of 9:30AM and 9:00PM.   We do not accept same day reservations after 9PM.

Making a Reservation

For your convenience you may book your room online 24/7 for advance reservations.  Once you have completed the online reservation, you will receive an email confirmation with information about your reservation.

You may also call us to make a reservation. We accept calls from 9:30 A.M. until 9:00 P.M. (please, no late night or early morning calls as this is also our residence phone).

Same day reservations cannot be booked via the online system so you will have to call us directly.

Confirming a Reservation for the B&B

Reservations require a 1 night regular room rate deposit + tax "per" room booked. The remaining balance is due at check-in. If you are arriving after hours the credit card used for the booking the reservation for the deposit will be charged the remaining amount due. We accept MasterCard, Visa, Discover, American Express, or Cash. Rates quoted are based on double occupancy per room, per night and include a full breakfast each morning. PA state sales tax of 6%, room tax 3%, and gratuity are not included. Rates are subject to change without notice.

Cancellation Policy for the Inn

Making a reservation at a bed and breakfast is not the same as making a hotel reservation. Due to our small size, cancellations affect us significantly. We uphold a strict cancellation policy so please review the cancellation polices carefully before booking your reservation.

Should you need to cancel or change your reservation you must speak with us directly, via phone at 570-620-2246 during the hours of 9:30AM to 9:00PM. Please note that emails or voicemail messages are not an acceptable “cancellation notification” and you must speak with us directly to cancel or change your reservation. Please allow "14 business days" for processing all refunds.  Refunds are "only" issued to the card used to book the reservation.

"All" reservations have either a “7 Day Cancellation Policy” or a “30 Day Cancellation Policy”.  "30 Day Cancellation Policy" only applies to reservations for Holiday/Holiday week or weekends, a Special Event week or weekends, or large groups of 3 or more rooms booked. 

For Reservations with a "7 Day Cancellation Policy":

  • Cancellation of (including changes to) a reservation must be made 7 or more days prior to your scheduled arrival date to receive a refund.
  • Cancellation of (including changes to) a reservation made “less” than 7 days prior to your scheduled arrival will forfeit one nights deposit + taxes. If we can re-book the room to other guests for the entire stay that was cancelled we will refund the one nights deposit however if we can only rebook a portion of your stay you will not receive a refund. There are “no” exceptions to this policy. Emergencies arise, plans change and inclement weather happens which we are not responsible for. We recommend that you purchase a third party travel insurance.
  • “No-shows” are responsible for full payment of the entire reservation if they do not call to cancel their reservation by 9PM the day of their scheduled arrival. The credit card used to book the reservation will be charged the remaining full amount.

For Reservations with a "30 Day Cancellation Policy":

  • Cancellation of (including changes to) a reservation must be made 30 or more days prior to your scheduled arrival date to receive a refund.
  • Cancellation of (including changes to) a reservation made less than 30 days prior to your scheduled arrival will forfeit one nights deposit + taxes. If we can re-book the room to other guests for the entire stay that was cancelled we will refund the one nights deposit however if we can only rebook a portion of your stay you will not receive a refund. There are “no” exceptions to this policy. Emergencies arise, plans change and inclement weather happens which we are not responsible for. We recommend that you purchase a third party travel insurance.

Handicap Accessibility

We are a historic B&B originally built in the 1880 and are "not" handicap accessible.  All rooms are on the 2nd or 3rd floor accessible by stairs only.  If you have any concerns please ask when booking your reservation so we can answer any questions you may have.

Breakfast Times

A full gourmet breakfast is served to our guests in the dining room promptly at 9:00AM Sunday – Friday and at 8:30AM on Saturdays.  Please note that breakfast no shows at the dining time forfeit their food portions to the other guests so it is recommended to be down on time so you don't miss out or we will have to assume you decided to sleep in.

Please let us know of any food allergies or dietary restrictions at your time of booking so we can accommodate your dietary restrictions during you stay.

Do you need to leave out early?  Ask the innkeeper in advance about a breakfast to go.

Alcoholic Beverages

Cranberry Manor Bed and Breakfast does not hold a license to sell alcoholic beverages. Guests over the age 21 of may bring their own, but for the safety and comfort of all of our guests, please drink responsibly. Cranberry Manor Bed and Breakfast will not be held responsible for any incidents.

Smoking & Candle Burning

Due to the historic nature of our building, and for the safety and comfort of all of our guests, we do not allow smoking, incense/candle burning in any of our guest rooms. Guests that have smoked in the B&B will be charged a minimum $250 fee and up per room damaged, to return any room to a non-smoking status.

Smoking is allowed on the covered porches and on the outside grounds in areas away from the other guests. We ask that you please be considerate of the other guests that do not smoke.

Guests, Children and Pets at the B&B

We cater to the comfort, privacy and security of our registered guests. Guest visitors are only permitted on the property with prior Innkeeper approval.

Cranberry Manor Bed and Breakfast is regarded as a quiet escape and romantic getaway for most of our guests, and we work hard to foster that environment. Therefore, it is not an appropriate place for children under the age of 14.

We regret that our resident dog does not allow guest "pets" on the B&B premises.   The Innkeepers’ pets are on the "owners" side of the house and are not allowed in the B&B common areas.   Please let us know in advance if you have any questions or concerns.

Damages

While reasonable wear and tear is anticipated, negligent damages found to be the responsibility of a guest will be assessed and charged to the guests credit card used for the reservation.  This also includes damages to all linens.  Please report all spills and/or damages to the innkeepers promptly so we can address the issue immediately.

Items Left Behind

We are not responsible for items left behind.  If you left something behind, contact us within 48 hours of departure or items will be disposed of.   We do not hold items.

Items requested for return are shipped back at guests expense.  Guests will be responsible for providing a pre-paid shipping label and return packaging if packaging materials are not available.

Code of Conduct and Right to Refuse Service

We want all our guests to enjoy a peaceful stay here at Cranberry Manor Bed and Breakfast. Cranberry Manor reserves the right to refuse service or lodging to anyone. Cranberry Manor reserves the right to ask any guest who is disruptive, abusive, threatening or offensive to our others guests or innkeepers to leave the B&B immediately with no refund for early departure.

Gift Certificate Redemption

Give us a call when you are ready to redeem you Cranberry Manor Bed and Breakfast Gift Certificate. There are no expiration dates on Cranberry Manor Bed and Breakfast Gift Certificates issued on or after June 2007.

A one night deposit is required when booking with a gift certificate and will be deducted from the amount of the gift certificate towards the stay. Cancellation policies do apply. Please note that room rates or taxes may have changed since the gift certificate was issued for stays vs dollar amounts gift certificates. We will let you know at the time of booking if any additional amount is due for your stay. Gift certificates issued as stays are the same as dollar amounts and can be applied to longer stays or different rooms if you like.
